Terms & Conditions at Liarn Farm

The cottage may be occupied any time after 4.00pm on the date of arrival.

The cottage must be vacated by 10.00am on the date of departure.

The receipt of the signed Booking Form and deposit of £75.00 per cottage is treated as a firm booking and, if accepted, the Hirer becomes liable for the full balance of charges, which are payable 42 days prior to the commencement date of the holiday and 56 days in the case of overseas bookings. Non-payment of the balance of the hire charge by the due date will result in the owners treating the property as being available for re-booking. The booking fee is non-returnable in the event of cancellation.

If the Hirer cancels a confirmed booking, he/she remains liable for payment of the full cost of the holiday. Upon receipt of written confirmation of cancellation from the Hirer, the owners will endeavour to re-let the property and if successful will make a full refund to the Hirer, less the deposit, an administration fee of £25.00 (inclusive of VAT) and any other expenses incurred in re-letting. Therefore it is advisable for the Hirer to take out insurance against the eventuality of cancellation arising.

The number of persons occupying the cottage must not exceed the maximum occupancy level stated in the brochure without the prior consent from the owners. The owners reserve the right to terminate occupancy of the property without notice or refund in the case of a breach of this condition.

The owners reserve the right to cancel accommodation, if, in their opinion, any behaviour is detrimental to the enjoyment of other guests.The Hirer is responsible for the condition of the property and its entire contents during the hire period, fair wear and tear excepted. The Hirer will make good any damage or loss and leave the property and contents in a clean and tidy condition. The person held to be responsible for the hiring party would be the person who signed the Booking Form.

The owners do not accept any responsibility for valuables or any items left in the cottages or grounds. Cars are parked at their owners’ own risk.

In the interest of guests, undue noise is discouraged at all times.

Electricity is charged by meter readings. Meters will be read on entry and at departure. Normal domestic rates are charged, plus a small contribution towards the quarterly rental.

Towels and Tea towels can be hired at £5.00 per set per week.

A cot and high chair can be hired for £10.00 per week each.

Dogs are welcome by prior arrangement but must not be allowed on any of the furniture and guests must ensure their dogs do not damage the property or contents. Dogs must not be left unattended in the cottages at any time. You should bear in mind that this is a sheep rearing area and dogs should be kept on a lead at all times when outside except in the woods at Liarn where they can run free. There is an extra weekly charge of £15.00 per dog.

Smoking is allowed in the main lounge areas but, because of fire regulations we must insist that there is no smoking in the bedrooms.

The contract effected between the hirer and the owner of the property is in terms of Schedule 4, Section 8 of the Housing (Scotland) Act 1988 and confers on the hirer the right to occupy the property for the period agreed for holiday purposes only.
